In recent years, the commercial real estate market has been increasingly driven by retail-driven experiences, place-making, and tenant-driven demands. Visualization (viz) has become an essential tool for leasing teams tasked with showing prospective tenants the “look and feel” of the retail environment. Our work allows them to experience retail storefronts, walkable streets, pedestrian zones, and place specific amenities before they are built..
Interface Multimedia has created tenant illustrations and presentations for Federal, Brookfield Properties, Hoffman Madison, Gateway JAX, Strategic Property Partners, JBG Smith, BXP, Cushman Wakefield, Jones Lang LaSalle, and Capital One to name a few.

Visualizing Placemaking
IFMM builds visuals for wide-reach marketing and it also builds custom materials for targeted applications, like leasing presentations, project signage, websites and brochures. For example:
- At 1900 Crystal Drive and across JBG Smith’s National Landing (Arlington, VA) we prepared a series of detailed retail illustrations to assist the retail leasing team. Using the client’s merchandising plan, we illustrated the mix of retail tenants the project is working to attract. This process included designing custom retail signage concepts and including appropriate entourage. Together these 3D illustrations and storefront concept supported the leasing process by showing potential tenants how their businesses would integrate and activate the proposed streetscape.
- At Pearl Square (Jacksonville, FL), the developer Gateway JAX wanted to weave a new retail rich development into the existing street grid of downtown Jacksonville. IFMM delivered traditional illustrations, tenant specific concepts, and a multi-block VR tour to illustrate how a car dominated landscape full of low-rise development and parking lots was going to transform into a dense, amenity-rich, pedestrian- friendly retail destination.
- Across multiple projects for Macerich including Santa Monica Place (Santa Monica, CA) and Queens Center (New York, NY) we created animated presentations of existing facilities that were looking to upgrade their profile with new digital signage. This placemaking effort was used to assist entitlement, marketing, tenancy, and advertising sales.
- Brokers are famously on the move! Our interactive presentations can deliver a combination of 3d illustrations, animations, and diagrams to a mobile-friendly CMS-driven website. During Macerich’s design and planning of a quickly urbanizing Tysons Corner Center (Tysons, VA) we created an internal real-time tour of their 4M SF project that allowed executives and brokers to customize phasing scenarios for the project.
- At 1800 Chain Bridge (Tysons, VA) Skanska and its brokers were having difficulty explaining how their new project nested into a hillside creating a three story retail environment. Our interactive tour allowed prospects to browse 3D plans and toggle over to a VR tour to understand the character of different retail opportunities and their relationship to the street and the project's central promenade.
