A Washington, D.C., penthouse has sold for $12.762 million, becoming the most expensive condo sale in the nation’s capital city.

A Washington, D.C., penthouse has sold for $12.762 million, becoming the most expensive condo sale in the nation’s capital city, according to real-estate agent Matt McCormick of TTR Sotheby’s International Realty, who represented the buyer in the transaction.

The unit is located on the top floor of the Amaris condominium, which was recently built by developers Hoffman & Associates and Madison Marquette. Mr. McCormick declined to name the purchaser.

The four-bedroom, roughly 5,800-square-foot home in the Wharf neighborhood overlooks a channel of the Potomac River, said Mr. McCormick. He said the buyer lives on the West Coast, but had spent several years looking for an East Coast residence as a base to visit family in the D.C. area. Part of the building’s appeal was its proximity to the water, he said, and the buyer has leased two boat slips nearby.

The two-level unit has a home gym and roughly 2,500 square feet of balcony and terrace space, and comes with three parking spaces, said Michelle Giannini of Hoffman Realty, which is marketing the building. There are six other units on the top floor, she said, but this unit is the most expensive in the building due to its views of the water and the city.

The Rafael Viñoly-designed building, completed in 2022, has 12 floors and about 100 residences, plus retail and restaurants, said Ms. Giannini. Building amenities include a saltwater lap pool and a screening room. The building, which started sales in the summer of 2021, is about 70% sold, said Ms. Giannini.

The previous Washington, D.C., condo record was an $11 million transaction in 2022, said Mr. McCormick, who said single-family home sales in the city typically top out around $28 million. The number of new luxury condos in the city is limited due to the city’s building-height restrictions, he said.

Homes over $1.5 million in the Washington, D.C., area sold for a median $1.9 million in February, up 0.7% from the same month of last year, according to a report by Long & Foster Real Estate.
